A 150-metre plinth that belongs to the neighbourhood
The entire ground floor is kept free of residential functions. An eight-metre-high transparent plinth runs the full 150-metre length of the building, housing commercial spaces and community amenities that activate the street and connect the building to its surroundings. Bicycle parking for 1,350 bikes sits on a mezzanine level, accessed by three dedicated bicycle escalators, while 100 car spaces are tucked below ground. The design keeps the public realm open and the ground floor alive.


Density with genuine diversity
The 449 apartments range from 45 to 106 m² across 70 different unit types, from compact one-bedroom homes to spacious three-bedroom family apartments. Of these, 314 are free-sector rental units, predominantly in the mid-market segment, while 135 are social rental homes. Two communal roof terraces sit between the towers. This tenure mix ensures a diverse resident base that reflects the character of Amsterdam Noord, contributing to the long-term social fabric of the NDSM area.
Three towers, a 150-metre plinth, and 449 homes marking the entrance to the NDSM wharf. Designed by Architekten Cie. and built prefab by Van Wijnen, Het Dok brought Bouwinvest's total investment on the NDSM site to €240 million. The concrete grid and brick facades reference the industrial language of the former shipyard.
