Seven buildings, each with its own identity
Rather than a single block, De Werf was designed by OZ as an ensemble of seven buildings with varying heights between 22 and 60 metres, each with a distinct material and typological identity. The result reads as an organic city quarter rather than a mono-functional complex. At street level, 1,100 m² of commercial space activates the plinth and ensures the ground floor belongs to the neighbourhood as much as to the residents. Bouwinvest Residential Fund acquired the full development through a joint venture with COD, Borghese Real Estate and Verweij Mungra Vastgoed.


The courtyard that connects it all
At the centre of the seven buildings sits a shared courtyard garden, built above a two-storey parking garage with 155 spaces. In a dense industrial area, this green space serves as the social connector between the student community and the private rental residents. The mixed-use plinth, green roofs and accessible ground-floor programme ensure that De Werf contributes to the NDSM neighbourhood rather than turning inward.

Designed by OZ and completed in 2020, De Werf brought 946 homes to one of Amsterdam's most watched transformation areas.
