Brussels is Belgium's co-living capital: Cohabs operates 26 houses with more than 300 rooms there, ShareHome around 40 houses, Ikoab over 200 rooms. More important than the numbers is the framework: Brussels and Wallonia gave co-tenancy its own legal statute, with a mandatory co-tenancy pact covering costs, replacement and disputes.

Belgium counts 149.000 places in residential care centres and 36.000 recognised assisted-living flats, with 94% occupancy in Flanders. The Netherlands aims to build 290.000 senior-suitable homes by the end of 2030, but the Court of Audit considers it implausible that the target will be met.

€ 575 per month for a student room, € 680 in Brussels. Belgium added 25.000 student rooms since 2020, yet needs another 70.000 by 2030. The Netherlands, through its National Student Housing Action Plan, revised its 2029 shortage forecast down from 60.000 to 32.500 rooms.
